Solar shading system
A commercial shading system can be controlled centrally with IoT: blinds and radiant panels run in one building management software together with lighting, heating and meters. Operators see all systems in real time.

Controlling a commercial shading system centrally
In the solution example, the software integrates the field devices fully via BACnet IP. Besides controlling blinds and radiant panels, it covers HVAC energy status, plumbing and electricity meters, DALI and DALI-2 lighting, brightness control and presence detection. Office occupants adjust their comfort via Bluetooth and a virtual remote control, and comfort zones can be reconfigured dynamically. The interface is the web-based HMI/SCADA suite ICONICS GENESIS64 with WebHMI.
The example comes from the real estate sector. Société Foncière Lyonnaise, France's oldest property company, completely redesigned the BIOME building in the 15th arrondissement of Paris, an office building of around 25,000 square metres with plenty of natural light. System integrator CR System, a long-standing ICONICS partner, implemented the building management software, building on a proven project template with plant configuration and HMI. Since then, the operations team has controlled and monitored the building centrally, analysed it as a whole and tracked all operating indicators, which has led to higher energy efficiency. SFL plans to keep using GENESIS64.
Commercial shading systems: frequently asked questions
How are blinds in an office building controlled centrally?
Via building management software that controls the blinds together with the other building systems. In the BIOME building in Paris, shading, radiant panels, lighting and meters all come together in ICONICS GENESIS64. The operations team sees every system there in real time and can operate them from a single interface instead of managing separate systems.
How is a solar shading system integrated into building services?
In the solution example, all field devices are connected fully via BACnet IP, including the control of blinds and radiant panels. The shading therefore speaks the same language as heating, ventilation, air conditioning and meters. System integrator CR System used a core model structure with a prepared plant configuration and HMI, which speeds up project delivery.
Can office occupants control the shading room by room via the BMS?
Yes, in the BIOME building office occupants adjust their comfort room by room via Bluetooth and a virtual remote control. The central software keeps track of all systems at the same time. Comfort zones can be reconfigured dynamically when the use of the space changes. The operator thus combines individual comfort at the workplace with central control of the entire building.
What does a connected shading system bring to a commercial property owner?
It makes shading part of central building operations. The BIOME operations team monitors and controls the building's 25,000 square metres better, analyses it as a whole and has all system data available centrally. The dynamic real-time data provides insight into every building system. Because the team keeps all operating indicators under control, the building's energy efficiency increases.

Filter
Filter monitoring with IoT measures the differential pressure across a filter and shows how dirty it is. Operators change filters when it is actually necessary, avoid clogged filters and downtime, and save energy and material.
Energy chain
An energy chain with IoT sensors continuously reports the condition of the cable management on moving machinery. Operators learn about overload, blockages or chain breakage before the machine stops, and plan chain replacement according to actual use.
Lighting
Commercial lighting control with IoT adjusts the lighting in offices, halls, shops and advertising installations according to occupancy, brightness and schedules, and monitors every luminaire remotely. Operators cut electricity consumption and learn about failures immediately.
Electricity meter
Automatic meter reading means that electricity meter readings reach a platform via radio, cellular network or pulse adapter, with no on-site reading. Operators bill more accurately and see where energy is consumed in a building or in production.
Charging station
Commercial EV charging relies on load management that distributes the available power across all charging stations at a site and monitors them remotely. Operators avoid overloading the grid connection, integrate photovoltaics and storage, and bill sessions automatically.
Piping network
Pipeline monitoring with IoT reports pressure drops, pressure peaks and moisture under insulation in a piping network before they turn into failures. Operators maintain pipes according to their condition and avoid inspection rounds to hard-to-reach measuring points.
